Do we need a registered master builder, or certified builder to assemble an 1880 kitset?

No. Anyone with a building qualification or skills in wood frame construction techniques can build our cottages.
As of March 2012 the New Zealand Department of Building and Housing requires all building practitioners be licensed for any work requiring a building consent. However, DIY’ers that sign a declaration they individually own and occupy a cottage, will still be permitted to construct our kitset shell. Many parts of the assembly can be completed without the declaration. These include lining, installation of doors, windows, and joinery or most non-structural elements. Like any building project the finished results are directly related to the competency and experience of the builder. Although we supply plans, specifications and a construction manual, these will not make up for a lack of basic building experience, so choose a builder carefully.

Do you have a list of approved builders throughout New zealand?

No. Unlike some kitset companies we believe customers should be free to choose their own builder. The owner / builder relationship is important for a good outcome on any project. When advised, we do keep contact details for builders who have constructed our products in various regions. We are happy to share our list if you contact us via email.

Will 1880 assist with the council building consent process?

Yes. 1880 Cottage Company supplies everything you need to secure a building consent except location specific items like site and drainage plans. We are happy to answer questions and supply the required information to ensure you achieve the desired outcome.

How much time does it take to construct an 1880 kitset and how much should the assembly cost?

We construct all our kitsets under controlled conditions at our Wairarapa yard and we maintain records of the required build time. You can refer to our build time table and apply the wages common in your region for an indication. Please be aware every builder is different meaning costs and efficiencies will vary.

What do you supply with your kitset homes?

Unlike some competitors, the ply floor and subfloor materials are included. Even the delivery charges are included in our price (within specified limits). Check our specifications page for a complete list of materials.

How are kitsets delivered?

|

Unless otherwise requested, New Zealand kitsets arrive in three separate shipments as follows: 1. All materials required to lock-up or weatherproof stage including frames, trusses, floor, insulation, cladding, roof. 2. Exterior windows and doors. 3. Internal finishing components.
Export orders are containerised and shipped all-inclusive

Can we build our 1880 Cottage on a concrete slab?
|
|
A
|
Technically - yes. However, you lose the authentic feel of a wood floor and it will limit your option to relocate the cottage if desired. Additionally, the traditional elevation is compromised while services become more difficult to access.
If you choose a concrete slab, 1880 will credit the cost of the wood floor and subfloor. Unlike some competitors' products, our kitset price includes a complete subfloor and 17mm plywood floor.
